    Rio Oso road is the lowest road in the neighborhood and has experienced some flooding. The road itself and portions of the setback area of this lot are in the FEMA designated flood area. FEMA has not re-evaluated this area since these improvements have been made. How the improvements will effect the flood designation is not yet known. After the big rain during the summer of 2006, which washed out much of Rio Oso on the west side of the Dulcelina Curtis Channel, the city added a retention pond to the top of Rio Oso and and at Rio Hondo, and increased the size of the pond at the bottom of Rio Oso, near Rio Vista. These two ponds were then connected by a pipe that runs under Rio Oso. You can see the manholes in Rio Oso, these provide access to that pipe. Lot 8 experienced no damage at all during the big washout of 2006. There has been no fill added to this lot. Most of it is virgin desert with no tractor work. The improvements have worked well so far. We have had several heavy rains since they were installed, and Rio Oso has had no further problems. Iliff Construction will advise potential buyers on the latest FEMA status and any improvements by the City of Rio Rancho and/or the Southern Sandoval County Arroyo Flood Control Authority (SSCAFCA).
